Frequently asked questions

How is rental yield calculated?+

Gross yield is annual rent divided by the purchase price. Net yield is the income left after management, maintenance, service charges, insurance and tax, divided by the total investment including purchase costs. Net yield is the better figure for decisions.

What does payback period mean?+

It shows how many years of net rental income it takes to recover the total investment. A property with a 5% net yield pays back in roughly 20 years. Capital growth is not included; it appears separately in the 10-year total.

How much are purchase costs in North Cyprus?+

The main items are the title deed transfer fee (6% for a Turkish citizen's first property, 9% for other foreign nationals), VAT on new homes (5% up to 300 m²), stamp duty and legal fees — typically 8–16% of the price in total. Confirm current rates with your lawyer.

Short-term or long-term letting?+

Holiday letting can raise gross income, but occupancy is seasonal and management, cleaning and utility costs are higher. Long-term letting is steadier. Compare both for the same property in the calculator.
