Apartments for sale in Kyrenia, North Cyprus, direct from the developer

Every property on this page is part of a project Dindi Group has developed itself. You buy directly from the developer, with no agency in between. Questions about construction, materials and handover dates are answered by the team that builds the homes. We have been delivering residential and land projects in North Cyprus since 2005.

Our listings are west of Kyrenia. Lapta lies between the mountains and the sea, about 12 minutes from Kyrenia centre, and suits buyers looking for a quieter pace of life. Our Belmaris and Mireva projects are here. Alsancak sits on the same stretch of coast, between Lapta and Kyrenia, with an established community and schools, shops and the beach close by. West Park is in Alsancak. Our guide to the best neighbourhoods in Kyrenia covers how these areas differ.

Prices are quoted in British pounds (GBP), which is standard in the North Cyprus housing market. Projects under construction usually come with a payment plan: a deposit followed by monthly instalments. The current terms are listed on each project page. If you plan to let the property, you can work out the net rental yield using your own rent and cost figures.

Buying involves a reservation, a sales contract, registering that contract at the Land Registry and, for foreign buyers, a permit from the Council of Ministers. The type of title deed matters as much as the price; we explain the differences in our article on North Cyprus title deed types. For the documents needed at each stage, read our step-by-step guide to buying property in North Cyprus.

Frequently Asked Questions

Can foreigners buy a home from these listings?+

Yes. Turkish citizens may own up to 6 apartments or 3 two-storey villas on a residential site, and other foreign nationals up to 3 apartments or 2 villas on a site; every purchase requires Council of Ministers approval. The sales contract must be registered at the Land Registry, and the permit application filed, within one month of signing. The rules changed by decree in 2026, so confirm the current position with your lawyer.

Is VAT included in the prices?+

Whether VAT is included is stated in the listing details and the sales contract; our sales team can confirm it for any property. In North Cyprus, VAT on residential sales is 5% for homes up to 300 m² and 10% for 300 m² and above (as of 2026). Purchase costs such as title deed transfer fees are calculated separately.

Is there a payment plan?+

Yes. Our residential projects use a payment plan of a GBP 2,000 reservation fee, a 35% down payment on signing the contract and the remaining 65% in 36 equal monthly instalments. The current terms are also shown on each project page.

What types of title deed are there?+

North Cyprus has three main title types: Turkish title, equivalent (exchange) title and allocation title. Our sales team can tell you which title a property has, and your lawyer can verify it against Land Registry records.

How long does the buying process take?+

The sales contract is usually signed within a few weeks of reservation, and it must be registered at the Land Registry, with the permit application filed, within one month of signing. How long the Council of Ministers permit takes varies by application. For off-plan homes, the title deed is transferred after the project is completed.
